Planning a landscape project in Ventura County
The sequence, the parts that take longer than people expect, and the two decisions that cost the most if they are made late.
A landscape project in Ventura County runs in a fixed order, and most of the frustration people report comes from expecting the visible parts to happen sooner than they can. This is the actual sequence, with the slow parts named.
The sequence
The site visit
Somebody walks the property, looks at grade, drainage, access, sun and what is staying. This is also where an honest company tells you if what you are asking for is not the best use of the money.
The 3D model
The property is modeled to scale and you see the finished result before anything is priced for construction. Expect several rounds. This is the cheapest place in the entire project to change your mind.
Pricing against a fixed design
A price against a defined design is a price that holds. A price against an idea is a number that moves, and that is where most of the horror stories in this trade come from.
Permits and approvals, where they apply
Retaining walls above certain heights, pools, some structures, and any HOA architectural review. This is usually the least predictable part of the schedule and it is largely outside a contractor’s control.
Demolition, grading and drainage
The unglamorous half of the budget, and the half that decides whether the landscape is still right in ten years. Nothing that follows can correct a mistake made here.
Hardscape and structures
Walls, paving, coping, arbors, outdoor kitchens. Levels and routes get set, and the yard starts to look like something.
Pool, where there is one
Excavation, shell, plumbing and equipment, then finish and coping. It needs equipment access that a finished garden cannot provide, which is why it cannot come later.
Irrigation, planting and lighting
Last, and quick relative to everything before it. This is the stage everybody wants first and the one that depends on every previous decision.
The two decisions that cost the most if they are made late
The first is anything that requires services in the ground: a future outdoor kitchen, a spa, lighting on the far side of the yard, a gas line to a fire pit. Running conduit and pipe before the paving goes down costs very little. Running it afterward means breaking finished concrete.
The second is the pool position, because it dictates the deck, the shade, the equipment location and the planting. Moving it after design is settled moves everything.
What takes longer than people expect
Approvals take longer than almost anything else on a landscape project. HOA architectural committees in Westlake Village, Calabasas and Hidden Hills meet on their own schedule, and a plan submitted without their preferences in mind comes back. Material lead times on specific stone, porcelain or fabricated metal can also run long, which is a reason to fix those selections during design rather than during construction.
What usually takes less time than people expect is the planting, which is the part they have been waiting for.
Questions people actually ask
How long does a full landscape project take?
A full landscape project depends on approvals, access, whether there is a pool, and the weather, so any figure quoted before the design is fixed is a guess. We give a schedule once the design is settled and the site conditions are known, and we say which parts of it are outside our control.
Can I live at the property during construction?
Usually yes, with real disruption during demolition and grading. Access, dust and noise are worst at the start, which is the opposite of what most people expect.
Should I phase the project?
Often, and phasing well is a design decision made at the start rather than a decision to stop halfway. The services in the ground should go in during the first phase even if what they serve arrives in the third.
